So, what does this MLS data really mean?

Well, there is some good news and some bad... If you want to sell your house fast in the Dayton area it is going to depend on what you consider "sell your house fast" really is.  Based on Dayton MLS data, you should expect to sell your house in about 128 days and for about 95% of your list price.  Right now in the Dayton MLS there is over 13 months supply of homes based on the number of homes for sale in Dayton vs. the number of homes selling in the Dayton real estate market last month.
